Federal Realty Investment Trust (NYSE: FRT) announced Wednesday the acquisition of The Summit, a premier retail destination in Alabama, marking the first time the property has changed hands since its opening. The North Bethesda, Maryland-based real estate investment trust said the purchase price is immediately accretive to funds from operations per share, a key profitability metric for REITs.
The Summit is described as Alabama's most-visited retail destination, adding a high-traffic consumer asset to Federal Realty's existing portfolio of mixed-use and retail properties. The acquisition underscores the company's continued strategy of targeting dominant retail centers in established markets where competition from new supply is limited.

For Federal Realty, immediate FFO accretion signals that the deal is expected to generate returns above the trust's existing cost of capital from the outset — a standard the company has historically applied when evaluating acquisitions. The rarity of the transaction, representing The Summit's first-ever ownership transfer, suggests the property had been tightly held and that Federal Realty negotiated entry into a market with few comparable available assets.
The deal adds geographic diversity to Federal Realty's portfolio, which has been concentrated primarily in coastal and mid-Atlantic markets. Expanding into the Southeast positions the trust to capture retail demand in one of the country's faster-growing regional economies.
